We do not offer on-line reservations OR on-line credit card payments. When reserving a vacation rental we know that our customers have questions. And, we have answers. Enjoy speaking to an actual person? We like that, too! Call us 'old school', we don't mind.

General Information:

A deposit is required at the time the reservation is made. The deposit 'confirms' your reservation and is about 1/2 of the total, or $500, whichever is less. A valid credit card is required for all reservations. We will mail, or email (preferred) your confirmation and credit card receipt.

The balance is due at check-in: cash, check or credit card.

Advance reservations are required.

There is a 7% Montana State Lodging Tax and a 3% Red Lodge resort tax for all reservations (except reservations of 30+ nights).

There is a $50 cleaning fee for all units except Flager House, which is $75.

All units are NON-SMOKING. There is a minimum charge of $250 for smoking inside ANY of our units. All units are NO PETS, with the exception of Fishing Cabin, Grizzly Peak Villa and Tom's Getaway. There is a minimum charge of $250 for pets being in ANY unit that is not pet friendly.

We are available to check you into your unit from 9AM to 9PM. We do not do check-ins after 9PM. Regular check-in time 4 PM. However, if your unit is clean and ready to go we are more than happy to check you in earlier than 4pm. We will meet you, at an easy to find location, and escort you to your unit. We do one check-in per reservation. Whoever checks in first is responsible for signing the guest paperwork and paying the balance due. Check out time is 10AM.

Our office is closed and we do not accept reservations arriving on Thanksgiving Day and Christmas Day. We do check-ins 7 days per week with the exception of these two holidays. Office hours are 8:30 AM - 4:30 PM Monday thru Friday.

There is no refund for early departure.

Each home sleeps a 'maximum' number of people. By law, we cannot allow more people to stay in a home than it is advertised to sleep.

Cancellation Policy:

All units have a 30 day cancellation policy and a $100 cancellation fee.
Your deposit is non-refundable if the reservation is canceled within 30 days of your arrival date.
If your reservation is canceled more than 30 days before your arrival date the balance of your deposit will be refunded minus the $100 cancellation fee.

Pet Policy:

There is a $25 non-refundable pet fee. Dogs are welcome in any of our 'Pet Friendly' homes with management approval at the time your reservation is made.

Your pet must be 'kenneled' when left in the unit alone.

Barking must be kept to a minimum. Excessive barking, or complaints from neighbors, will not be tolerated.

Red Lodge has a 'leash law'. Your dog must be leashed when outside the unit.

Pet 'refuse' must be disposed of immediately.

Pets are not allowed on any of the furniture.

Excessive dog hair must be vacuumed, as needed, during your stay.

Any 'accidents' in the unit must be reported to management immediately.

Pet owner is responsible for interactions of any kind between the pet and the general public.
